Design and supervision for a pipeline

Recurring drawing and supervision capacity for builders and developers, with the drawing standard, the stage structure and the supervision model stated before the first meeting.

A builder does not need a designer to impress him. He needs drawings his site can build from, a programme that does not stall on the practice, and someone who is still there when construction begins. That is a partner posture, not a pitch, and it is what this page describes.

What a pipeline needs

Four things decide whether a design partner is an asset on several live sites or one more consultant to manage.

Drawings his site engineers can build from

The set that reaches the site has to answer the questions the site asks, or the decisions come back to him. Mason dimensions at the wall, levels as numbers, junctions detailed, one sheet per trade. The whole drawing standard is set out on the drawings page.

A programme that does not stall on drawing questions

On a pipeline, a drawing delay repeats across every building it serves. The stage sequence is published and the set is issued at a fixed point in it, so the site is never waiting on a decision that was already made.

Supervision that does not evaporate after the first set

The failure he has lived is the concept set, then silence, then his engineers improvising. Here supervision is a stage of the engagement with its own fee, its own visit schedule and the principal on site, not a handover to a junior after the first meeting.

Coordination that does not land back on his team

Structural and MEP drawings are prepared with the practice’s partners and coordinated against the architectural set by the practice. The specialist drawings are theirs; the coordination and the review are the practice’s. He should not be managing the practice’s consultants.

Distance and duration are priced into the fee rather than used as reasons to decline. What the practice will not do is pretend to a capacity it does not have.

How the fee is quoted
Per square foot, by typology, and staged across the engagement, so it is comparable with the figure a lender or another consultant quotes him in. What moves the number is real: the structural brief, the services load, interiors in the same scope, and the visit load the distance and duration imply. No band is published; a band quoted before the site is seen is a guess.
What the stages are
The same eight stages on every project, with what is delivered at each and what triggers each payment, published on how we work. On a pipeline the same structure repeats building to building, which is what makes several live sites manageable at once.
What supervision costs, and when
Site visits are built into the fee for the supervision period the engagement defines. Beyond that window, site-visit charges apply, stated before work starts. The fee accounts for distance and duration; it is not used to refuse the work.
What is not included
The practice does not build and does not take on turnkey engagements. Labour, material procurement and contractor payment sit with him. The practice is not a construction manager and does not present itself as one.

How the practice runs

The principal takes the brief, produces the drawings and stands on the site. There is no team between the developer and the person drawing his building, and no account manager relaying questions.

The practice runs 8 to 12 projects at a time, held there by choice, because that is the number the principal can personally draw and supervise. It is the reason supervision on this practice means the principal on site rather than a formality, and it is the honest limit on how many of his buildings can run at once.

The capacity path is a first drafter, described on the hiring page. Until that role is filled, the ceiling is real and stated rather than sold around.

What this is not

  • Not a turnkey contractor

    Construction, labour and material procurement stay with him. The scope is design, drawings, structural and MEP coordination, and site supervision.

  • Not plus-scale development capacity

    The practice does not staff a large development programme. The model here is recurring design and supervision across a pipeline that fits the concurrent ceiling, not a retainer for unlimited volume.

  • Not a concept-only practice

    A presentation set with no working drawings behind it is the thing he has been burned by. The deliverable is the full set and the supervision, not the render.

  • Not a firm looking for work

    The practice is thirty years into a book built on referral. It is available for a collaboration; it is not pitching.
