Industrial and business premises

Factory buildings, commercial premises and petrol pumps across Aligarh and the district, drawn and supervised by the principal.

Working for the businesses this district is built on

Most of the practice’s work in Aligarh is for families who run something: brass hardware manufacturers and exporters, petrol pump owners, transport businesses, and the commercial and showroom premises attached to them.

The concerns here are specific. Production cannot stop, so the sequence matters. The building has to serve the business for a long time, so the drawings have to be right rather than quick. And the person you instructed is the person you expect to see when something needs deciding.

That is the working model: drawings detailed enough that a contractor does not have to guess, and the principal on site twice a week to check that nobody did.

Delivered in this segment

  • Factory buildings and industrial sheds
  • Commercial buildings for family businesses
  • Petrol pump and fuel station premises
  • Transport and logistics business premises
  • Warehouse and storage buildings
  • Showrooms and sales offices attached to a plant

Delivered in Aligarh and the surrounding district since 1996, and historically in Delhi while the practice had a second office there.

About the photographs

Industrial projects have been delivered continuously for thirty years. They have not been photographed to a publishable standard, and a plant photograph published carelessly shows a client’s production line, layout or capacity to anyone who looks. The practice does not publish those details, whatever the photograph is worth.

The photographic record is being assembled with each client’s written permission, and the pictures will appear here when they exist and are cleared. Until then, the reliable way to judge the work is to ask to look at a building in your own segment, or to talk to the client whose building it is. The practice will arrange it.

The questions that come up first

Answered here so the first meeting can be about your building rather than about how the practice works.

Who produces the drawings, and who is on site?

The principal architect takes the brief, produces the drawings and is on site in person through construction. In the district that means twice a week. Nothing is handed to a junior draftsman after the first meeting, and there is no account manager between you and the work.

What exactly is the scope?

Design, presentation drawings, working drawings, structural and MEP drawing coordination, and site supervision. Construction, labour and material procurement are yours, handled by your contractor. The practice is not a turnkey contractor and does not present itself as one.

What happens to the sequence around a plant that is running?

The order of work, the access, and what has to be done during a shutdown window rather than during production are settled at the first site meeting and written into the stage plan. This is one of the reasons the site is looked at before anything is drawn.

What does it cost?

It depends on the scope, and it is settled with you rather than published as a band. What is published is the structure: what you receive at each stage and what triggers each payment.

Will you supervise a project outside Aligarh?

Supervision follows the project, not the district line. Site visits are built into the fee for the supervision period the engagement defines, and the fee accounts for distance and visit load. In and around Aligarh that means the principal on site twice a week, because the projects sit within a few kilometres of each other. For a project further out the visit schedule is agreed before work starts, and site-visit charges apply after the supervision window ends.

Next step

The stage sequence and what triggers each payment are published in full, so you can read the terms before anyone asks you for anything.
